Barcelona ages well when it is cared for. Façades, roofs, courtyards and structures addressed with technical rigour — and Next Gen grants managed from start to finish.

70% of Barcelona's residential building stock is over fifty years old. It is not a problem: it is an opportunity for honest construction. Restoring a stucco façade, consolidating a flat roof, reinforcing a deteriorated floor slab — we are just as demanding in this as in new construction.

We work directly with residents' associations: we draft the ITE report, process the permit, manage Next Generation EU and IDAE grants, and coordinate the trades. A single point of contact from start to finish.

What it includes

Six lines of intervention.

Diagnosis and ITE

Technical inspection of the building in accordance with municipal regulations. Full report with a proposed action plan ordered by urgency and estimated cost.

Facade rehabilitation

Repair and replacement of renders, sgraffito, cladding and ornamental elements. Waterproofing treatments and finishes compatible with the original building.

Roofs and terraces

Inspection of falls, waterproofing, paving and skylight replacement. Works carried out without losing use of the roof during construction wherever possible.

Structural reinforcement

Consolidation of floor slabs, columns and load-bearing walls. Incorporation of steel or concrete elements with minimal impact on residents.

Energy efficiency

Building envelope insulation, high-performance windows and energy certificate. Management of IDAE subsidies and Next Generation EU grants for residents' associations.

Restoration of heritage elements

Lime patinas, hydraulic mosaic, wrought iron railings, timber joinery. Heritage criteria in buildings with protection levels A, B or C.

How we work

The process, in four phases.

Phase · Inspection

Technical visit to the building

An Urbancat technician inspects the building with you or with the property manager. We identify the pathologies, assess urgency and estimate the overall cost at no charge to the community.

Phase · Diagnosis and ITE

Technical report and processing

We draft the Building Technical Inspection report, submit it to the local authority and manage the applicable grant applications. The community only signs; we handle the paperwork.

Phase · Project and permits

Executive project and permits

We draft the rehabilitation project, apply for the major works permit or prior notification as appropriate, and finalise the budget before the works begin.

Phase · Execution

Works with in-house technical supervision

Our site managers coordinate the trades, keep the community informed week by week and ensure that the agreed deadlines and budget are met. No surprises at the end.

What the communities ask us.

01 Do you manage the Next Generation EU grants?

Yes, from start to finish. We identify applicable calls — Next Gen EU through the IDAE, ajuts de l'Agència de l'Habitatge de Catalunya and municipal subsidies from the Pla de Barris —, prepare the technical and financial documentation and accompany the community through to receipt of the grant. The community only needs to approve the commission at a general meeting.

02 Do you work directly with the residents' association?

Always. We coordinate with the property manager, present the project at a general meeting if necessary and maintain a weekly communication channel during the works. We understand that a rehabilitation affects residents' daily lives — which is why transparency and deadlines are non-negotiable for us.

03 Do you carry out the ITE or only the works?

We do both. We draft the ITE report with a qualified technician, submit it to the local authority and, if the outcome requires intervention, we produce the rehabilitation project and execute the works. Working with us eliminates the gap between the professional who diagnoses and the company that builds.

04 How long does a façade rehabilitation typically take?

A typical Eixample façade — repair, render, paint or stucco and scaffolding — is resolved in between six and twelve weeks. The actual timeline depends on the condition of the façade, the presence of ornamental elements requiring restoration and permit processing. We give you the fixed deadline before signing the contract, and it is stated in it.

05 Do you work on heritage-protected buildings?

Yes. We have experience in buildings with protection levels A, B and C of the Catàleg del Patrimoni Arquitectònic de Barcelona. We know the documentation required by the Servei de Llicències i Inspecció and the position of the Departament de Patrimoni, and we adapt the technical proposal to obtain authorisation without unnecessary delays.
